SPECIAL NOTICE

The Department of Veterans Affairs (VA) completed an A-76 Study to determine whether to contract out its property management function. On August 27, 2003, the final award of the contract to Ocwen Federal Bank FSB, a private sector company, was announced.

Denver is preparing to transfer properties within our three state area to Ocwen Federal Bank FSB.  Therefore, we are no longer accepting offers on properties located in Colorado, Wyoming and Montana. The final bid period for these states ended on October 1, 2003.  There will be no further listings from the Denver office.  For future listing information, contact Ocwen Federal Bank FSB at www.ocwen.com.

Effective December 10, 2003, all properties in Colorado, Wyoming and Montana will be transferred to Ocwen Federal Bank FSB.  Therefore, all closings on properties currently under contract must be completed by December 5, 2003.  Should the closing not occur by December 5, 2003, regardless of the reason, VA will cancel the contract and refund the earnest money deposit.  VA must receive all sales proceeds no later than December 19, 2003.

By December 19, 2003, Denver's transfer of the Property Management function to Ocwen will be complete. The current Property Management employees will be assigned to new positions effective February 1, 2004.  Management Brokers and all subcontractors must submit all invoices, including consolidated invoices by January 15, 2004, to avoid substantial delays in receiving compensation.
